This is a very helpful and well researched piece comparing the various options around the Upper Thomson area in the vicinity of Ai Tong School.

Sharing some thoughts having lived in the area – Thomson Impression and Thomson Three are arguably almost the same walking distance away from Ai Tong, give or take 50m. The route from Thomson Impression is more straightforward following Sin Ming Road, while the route from Thomson Three involves either cutting through the Sin Ming Court HDB estate or taking the pathway connecting the 2 ends of Bright Hill Drive. Personally the bigger difference between the 2 in terms of walking distance is to the nearest MRT, with Bright Hill station being a bit of a walk from Thomson Impression.

For Bishan Point, it would have been interesting to read more on the team’s thoughts around exit pricing considering (i) application of Bala’s Curve; (ii) potential impact of the Age of 95 rule given the current leasehold age of 25 years and the enquirer’s intended hold period of 8 years; and (iii) uniqueness of the development where a significant portion of the current owners may have purchased their units below $1k psf.

In the enquirer’s context, the size of the Bishan Point 2 bedder is definitely attractive at this point in their family life, but exit options may be key given they would likely wish to upgrade to a bigger place as their kid grows up.
