Haha.. Find this is funny. So Author assumes this water bay price will sustain despite the Bubble there?. Are you sure there is no bubble in punggol?. How come prices In 2013 went down record level that area, compare to rest of Sg. Any last time EC will sure gives profit at any point in resale, but question is when it gives the best returns? Now. So take the profit. And Bishan home This author suggested Three condos, Instead of the ones Which i would suggest, and lot more chance of appreciation. Any market When buying resale, need proper analysis, and if Waterbay can hold current prices, Bishan anything will appreciate more. Remember Any real estate investment in Sg is depends on hdb and prices of Hdb. Cash out now and Buy best Resale which can still.grow well

Hi Summy, thanks for your feedback. We aren’t able to ascertain if Punggol is truly in a bubble or not. We’re inclined to believe that a bubble in the Singapore property market is less likely with all the cooling measures in place. You highlighted that Punggol went down in 2012, but it’s also true that in Bishan, the overall $PSF of all non-landed property that transacted there went down in 2014 and also 2017 whereas Punggol went up. Over this past 10 years, the average YoY $PSF growth rate came to be about the same between both estates. However, what’s important is the holding period here. The issue with this is the high cost – both financially and emotionally when making this move. In such a short timespan, the probability of making little to nothing is higher. We don’t deny there’s some element of skill and also luck in picking a winner, but it’s more realistic to look at the risk and reconsider what the realities are before making the move.
