Need to look long-term when investing in the Singapore property market. It looks overhyped and greatly over-valued.

Public housing (HDB) which account for 80% of residential property in Singapore. HDB’s 99-year lease makes the HDB flats be worth zero when the lease expires. The price the oldest flats (around 50+ years) will most likely start to decline within the next 10 years because of lease decay. To make matters worse, around 15,000 old flats will also start declining in value ANNUALLY. These rapidly depreciating flats will be unsaleable. Renting them out is also not an viable alternative because rents will also be forced down by the coming oversupply of unsaleable properties.

The coming “overhang” created by the thousands of old and unsaleable HDB flats (and increasing annually) will most likely depress the ENTIRE Singapore property market. The Singapore Government has not come up with a solution to prevent this problem. The details VERS (Voluntary Early Redevelopment Scheme) for HDB flats are still in the planning stage. In the meantime, the Singapore “property bubble”. Public housing is the base of the entire residential property market. If it crashes everything above it also goes down.

Thanks for sharing your thoughts! Granted this looks like a grim scenario. But on the flipside, if it were all freehold, there would really be no end in sight when it comes to housing affordability because prices would never fall from lease decay. We’ve yet to see what would really happen and it’s really hard to say if the property market would come crashing down due to this or not. Private properties are also not spared.
