Don’t use buyers agent. You might not get the unit you want. As the sellers agent has to share comm with buyers agent. always go to seller agent direct, and ask the agent “is this your exclusive listing”. Numerous ads abound fishing for potential buyers. If you see an ad that only has pics of the building and common areas only, that’s a huge red flag. As a buyer before, let me share with everyone that the key is to really work the ground and view many many units, after selecting and zooming in on the condos that you have shortlisted. Study as many unit layouts, site layout and everything that you can about the condo that you are targeting. Check and cross check x values, check with transacted prices on URA websites and so on. Helpful also to make friends with some agents, they can give u numerous tips about the condo itself. In the end, it’s a very people’s game here. Walk away if the agent is demanding stuff that you’re uncomfortable with. Ditto unreasonably sellers with ridiculous prices — there are plenty of them, and if you’ve done your homework, you should immediately be able to tell which asking prices are reasonable and which are not. Having a approved budget from the bank also helps so you know where your red lines are.

Great advice. Thanks for sharing! It is true that a buyer agent would have to share the comms with the seller agent for private developments, but good buyer agents won’t step in the way of the deal if this were to happen – there’s too much at stake for their reputation if found out. On the flip side, there are seller agents who refuse to work with buyer agents and turn them away without informing the seller. These are all unscrupulous acts by agents that are frowned upon and if discovered, should be reported to CEA.
