most of these soon-to-be MOP flats have some early sale prices that have transaction prices well beyond the average prices cited in this article. Is the author trying to suppress the resale prices of these new estates simply by listing the median BTO listed prices and then comparing it with the averages of the flats in the same estate? Is it even a fair comparison, comparing apples and oranges? I gathered my research and see that the author has just simply calculated the median BTO sale price, list it here and compare it with the prevailing resale prices.

May I know how is the author able to foretell the possible resale price ranges of these new estates when there aren’t listed transaction prices yet (in view that these flats have not reached MOP) ?

I hope stackedhomes can write more responsibly, backed by prevailing resales price or if lackof, don’t resort to quick numbers like taking the original BTO listed prices and comparing it with actual resale transactions

Perhaps, engaging a more responsible content writer is worth considering in this case.

by the way, if the author has done his due diligence, he would be cognizant that edgeview does not have 3 room flats

Hi Eddie, thanks for your concern regarding the article. With regards to the 3-room flat, this is a mistake on our part as the project was launched in tandem with Buangkok Square and we mistook the 3-room flat prices there for this project too. We’ll rectify this.

In considering the non-mature resale flat prices, we have used resale flats within the estate that is less than 10 years old as a guiding price which are the cheapest ones that buyers can look into.

Our guide here is by no means a definitive measure of what the prices will be, but merely serving as a guide since there is a strong correlation of resale prices with the average in the town. We do this precisely because we cannot foretell the possible resale price ranges without the risk of turning this piece into a prediction one which is not our intention at all. Hence the average is used with careful consideration that only newer ones are considered since prices are heavily influenced by age.

When we put the average BTO prices here, it was by no means to compare it with the resale prices. It was purely to inform readers what the initial buyer’s price range looked like. As a result of this confusion, we’ll remove the column altogether and put it in a separate table.

Ultimately this article was more of a ranking piece rather than a prediction due to the correlation with average prices of young flats in the town and serves as a starting point for buyers to consider.
